hi guy,
need some opinion in house renovation. currently i plan to change my house roof tile to new one... i've been searching for contractors ...
some of the contractors said they can finished the work in 2 to 3 days... changing new roof tile and put a zink for protection...
some said cant coz we are still staying inside. so we have to move out in order to change the roof...
so when i go and seek for other solution like re-paint the roof n repair... this is what i get from contractors...
some say => just re-paint the roof with new coat of paint and repair the roof...
some say => paint doesnt last long... will get back to square one...
now i really puzzled.. who to trust? coz if change, i will change it together with my neighbour... any advise?

reason to change roof tile...
1) is old.. my roof is already 35 years old when i bought the house...
2) is dirty and leaking...
3) already repair some but still leaking at some place which is hard to repair, unless change the new tile... only 1 or 2 pieces...

ok...my advice since you're changing your roof is...you might want to insulate the roof. coz that would cut down ur aircon bills.:)
but most of the time i think you might have to find some place to move out first so that the contractors can do a good job!

moving out it only for the inconvenience of having to put up with the noise and dust and perhaps rain ....
but they should really erect sufficient weather protection asap after removing the existing roof tiles, otherwise they should be liable for the water damage to the interior of the house in case it does rain
but of course i'm talking like that bcos i'm in oz but dunno if that can be enforced back home eh?
paint and repair - cheaper (u get what u pay for, it may look good for a while as long as the paint lasts, it's a short term treatment)
replace -more $$$ (u should get a warranty for the new tiles from manufacturer .... here they usually have life warranty for such products nowadays but hey the price tag is skyhigh!)
insulation and sarking should be part n parcel of all roofs

There is a metal sheet in the market which works better than zink sheet. It may be a bit more expensive but worth it as it doesn't rust and if install propoerly, it actually drains the water away even if the tiles are leaking.
If you install this, no need to change all your tiles, just the broken ones. And you dun need to move out as they can do it one section at a time.

what do u mean the metal sheet? izit look like a heat insulation type of sheet?

35-yr old roof tiles, just change it once and for all and heat insulate it with aluminium sheets (it comes in rolls) to reflect heat and also you can add glass wool on top of that/below that (I am not sure how) to prevent heat from penetrating into your house. Happy renovation then, expect to get some heartaches along the way.

from what i know, if change the roof tile and putting the zinc, cost around RM4K++...
my neighbour want to knock down their car porch roof area and make it higher... he want to do it once and for all...
i have many thing want to renovate...
1) Bathroom - currently dont have toilet bowl or seat. so need to put one. have to knock down some part of the wall to cater for it.
2) Gate - too small to park 2 car inside due to narrow gate. Knock down the pillar and move 3 feet to the side...
- change gate to stainless steel gate (preferably folded one)... and have to change remote motor to cater for steel gate :(
3) Roof - change roof tile and putting zinc/insulator...
so far, have to go phase by phase... but more important is the toilet... :D start from small first...

But you'll also need to take into consideration whether the contractor is using crane or manual man power to hoist the tiles up. With the former it'll obviously be faster but is there enough space in front of your house for the crane to park?
2. With 35 years of usage, it's better to change it if there are leaks. Old roof tiles tend to turn porous and easily breaks when step on it. So, if you were to paint it you'll end up with more broken tiles.
3. Be prepared to have some of your roof baten replace as a result of crookedness, turns mouldy, white ants infested, etc.
4. It's good to have a layer of aluminum insulation foil laid and if you have extra budget, have an additional wool insulation up too to serve not only as heat resistant but fire and sound retardant as well.
5. It's better to move out when they change your roof tile more for safety reason. We don't want tiles or worst still workers to land on you or your family's head now would we?
6. Depending on your house layout and front compound, I personally feel it's better to have a sliding front gate than a "vertical open type".

Just my 2 kupang worth.........
1) i'll be getting my cousin to do it.. mostly will be man-power to get the roof tile down - one by one. my cousin will try to save money for me as he know reno take a lot of money. i dont think there is enough space for crane to park, will block the road as many ppl tend to use the road - shortcut.
2) agreed with you. i dun intend to re-paint it. the contractor told me that the roof tile is easily crack when he climb on top of it... so he advised to change.
3) well taken care... coz i spray the termite chemical every 6 month :p
4) will check the price. if within my budget, then go for it :D
5) this is the problem. we dont have place to stay. hmmm...
6) sliding door is better but will take some space on the porch area... still thinking on this area...

stainless steel, sliding door will set you back about 4-5.5k depending on design and height. Still Sitiawan cheaper. I got mine for 3.5k.

Definitely. In KL or other big city, the charge very high for the workmanship...material cost are the same everywhere.
But that does not mean S'wan workmanship poorer. My previous house built-in bedroom and kitchen cabinet also get from S'wan. Much cheaper although using the same quality material...my own design, i curi-curi idea from the Ipoh designer by pretenting to get quotation from them.:p

You're right! In fact all my kitchen cabinet, steel grill, mosqiuto netting etc all from Sitiawan. Save me a bundle. In fact the shop owner even told me that there are some who buy in Sitiawan and fixed it up in KL and still much cheaper!

got the quotation for the roof with the heat insulation... around RM7,000. still alright the price. thought is gonna be RM8K and above. it will take 3 man days to finish it and you not required to move out, coz they will remove the roof tile stage by stage. so this is happy news. :D
i also asked the contractor to put a small sink and seated toilet bowl on my bathroom... and change the tile... cost me RM4,000 :O sooooo expensive...

my bathroom is not that big. just put the seated bowl and basin oledi occupy more of the space...
i was :O that it cost so much to drill a hole in the ground for piping.. indah water.

I think Mr.Ho's suggestion is correct, well heartache is inevitable unless you can make it last forever. Thinking of solar panel too?:)
